How does flooding affect a building’s foundation?

Most Quebec homeowners understand the various weather conditions that foundations have to withstand all year round, but are they aware of the damage that can be caused by extreme natural events such as flooding?

How does flooding damage your foundation?

When water rushes in, it can create instability, which causes the stakes to move or even break under pressure.

Flooding can create or expand cracks in foundations

Small cracks naturally form over time due to changes in humidity and temperature, but an extreme force like that generated by floodwater can cause or aggravate existing cracks. Foundation cracks will let cold air and moisture into your home, damaging wall and floor materials, ruining electrical components and promoting the growth of mould in your living space. More seriously, large cracks can cause structural instability to your home.

Identifying foundation damage caused by flooding

It may not always be clear whether the foundations of a building have been damaged by flooding. Although it is always better to have them inspected by a professional after a flood, there are still signs that you can check for yourself.

If a flood occurs, look for cracks in door and window frames or check if the doors and windows no longer open and close properly. These may be signs that the foundations have been affected.

Inspect your walls, ceilings, and concrete floors for new cracks. Also, walk on your floor to see if it has a slope. Finally, look for cracks in the foundations outside your home.

What should you do if you notice damage from the flooding?

Since it is largely hidden in the ground, you can easily overlook your foundation. However, its structural integrity should be at the forefront of your concerns in the wake of a flood.
